The second home market is not as cyclical in sales as a primary market. Primary markets are driven more by families with children in schools that need to move between school years and such. The second home market is a little more level throughout the year. Some people want to buy in the peak season while vacationing is on their mind. Some people wait to put their second home on the market until they receive one last rental season income. Also some people do not seem to care at all when or if their home sells because they do not owe anything on it and are getting income from it. So that is another point that is a little different. Days on market could just indicate a seller who is not really motivated, instead of something being wrong with the house that would make a super low offer appropriate.
The ease of viewing homes is cyclical in a second home market though. Now that March is here peak rental season is among us and does not really let up until fall. Getting in and out of homes is a little tougher with renters not wanting to be disturbed the few days they are on vacation. Saturdays between one set of renters leaving and the others coming in is often the narrow window that you are working with. Not only that but you might hit a home or two that the cleaning crew has not been in yet so beds are not made and such. I like it when you get in after the cleaning crew, but every now and then you get in a situation. The good thing is there are plenty good pictures on the internet of the properties for sale, and your list of homes to view can be limited down to a manageable number to hit in the window.
www.j30a.com is a great place to save favorite properties and start building that list to view in person!

Coming from the suburbs of Birmingham, Alabama to live on the Gulf Coast for the past 31 years from Pensacola to Mobile and now to Walton County, my wonderful husband and I continue to enjoy the slower pace and southern hospitality. When our son joined the Navy in 2011 we chose to write the next chapter of our adventure here; to our delight, this place we enjoy as home has offered more surprises with community and values that make it even more special than we imagined.
With a 12 year background as a mortgage loan officer, it has been important to me to understand the many facets of this Florida market of primary residences, second homes and investment properties. As a result, I pursue community activities and I continue to learn by earning my designations of CLHMS (Certified Luxury Home Marketing Specialist) and GRI (Graduate, Realtor Institute).
I’d love to help you find your “HOME” here whether from Destin, Sandestin to Santa Rosa Beach and 30A… “There’s No Dream Too Big and No House too Small”

"We have worked with Gena Bolton for the past two years to find the perfect beachfront property for our family. In all that time, Gena has shown the patience and professional expertise of the highest standards and has been the hardest working real estate representative we have ever come across.
We have bought and sold eleven or twelve houses over our working life and with all that experience we've seen the good and the bad of sales persons. Gena is the best of the best. She is extremely knowledgeable about her product, location, values, and negotiating tactics. She has proven time and again, that she has her clients best interests at heart and works diligently to provide the utmost professional information and advice anyone could want. She has saved us a few times from making mistakes, with her wisdom and strong business sense and she has ultimately been correct and successful in promoting the property we had for sale. She is the real estate representative you want on your side......she makes all the difference in the world.
We give Gena the highest recommendation for honest, professional, sincere, and hardest working real estate professional you should be using for sale or purchase...she does both extraordinarily !!!"
