Get pre-approved from your bank or mortgage company before you start your property search. This will help you not only know your price range, it will also help things move faster when you find your perfect property.
Comps are guidelines for how properties should be priced. Check the comparable sales in the neighborhood for the property you want to buy, this helps to determine if the price is at fair market value. If the property is drastically underpriced - it may require extensive renovations or perhaps has other problems you can’t see.
Keep an open mind, sometimes a little updating can make it perfect and there are some loans that will allow for updates. Look at more than one property before your final decision. Sometimes your offer can be rejected or there’s multiple offers and you can’t afford to get in a bidding war...so it helps to have other options.
